This wonderful country escape is set on a ridgeline with amazing views over the valleys, forests, mountains and Wallis Lake. Sitting on 10 acres of farm & bushland, on the outskirts of the charming village of Coomba Park, on the NSW Mid Coast.
This pet-friendly paradise is where relaxation takes center stage. Only a short drive away, you'll discover pristine beaches, tranquil lakes, and captivating national parks. Plus, with a large fully fenced backyard, it’s a space for your kids and dogs to enjoy, no matter their size.
The House
Byadbo is a newly renovated country farmhouse with a wide wraparound veranda. It can accommodate up to 7 people across its 3 separate bedrooms (2 king beds, 2 king single bunks, and a fold-up single bed). The house is private and secluded, with stunning views from all the rooms. You can enjoy a sunrise over a rolling misty field, or in the evening light the fire pit and relax with friends watching the sunset.
There is no compromise on comfort or convenience at Sunset Ridge. The house has a gas cooktop, solar hot water, 3-stage filtered tank water, guest WiFi, and warm LED lighting throughout. The bedrooms are spacious and have electric blankets on the master beds. Each bedroom has ducted air conditioning with separate zoning, so you can stay warm or cool, your choice.
The kitchen is fully equipped with a 5-burner gas cooktop, 900mm oven, microwave, french door fridge, air fryer, and nespresso coffee machine. There are also all the pots, pans, utensils, and roasting trays you're likely to need. Meal time can be as simple or as fancy as you like.
The bathroom provides a separate bath and shower, and a walk through internal laundry with washing machine, dryer, iron and ironing board, and an undercover clothesline.
The spacious lounge room has a flat screen TV with Chromecast, with a 5 seat corner lounge, separate armchairs and an awesome wood heater perfect for those chilly winter nights.
If you need to WFH (Work From Holiday), or just to keep the email under control, there are two dedicated workspaces, both with sit/stand desks, comfortable office chairs, HDMI monitors and strong guest WiFi on the NBN Fixed Wireless network.
The Garden
Relax by the outdoor fire pit and lounge chairs, or (gas) BBQ by the entertaining area and enjoy your evening dinner as the landscape colours change from the sunset, or have drinks under the stars later in the evening. Star lovers will appreciate the uninterrupted sky views. You’re welcome to walk the 10 acres, with dogs on leads please, if the 3,000sq.m yard isn’t enough for them.
Nature
The special local attraction is the peacock family who live around the farm and neighbouring properties. Besides the peacocks, nature lovers will enjoy the deer who pass through the property every morning (if you walk around the property, you might find an antler or two), kangaroos you can watch as they graze across the paddocks, or the turtles who live near the 2 dams on the property.
Really Dog Friendly
We understand that your dogs are an important part of your family, they are in our family too, and that's why we've designed this incredible holiday house with them in mind.
Your dogs will love the chance to run, smell and explore in our large, fully fenced backyard with over 3000sq.m of dog friendly space. Lots of space to run, sniff, and play, their tails will be wagging with joy.
But it doesn't end there—our dog-friendly paradise extends indoors as well. Your four-legged companions are more than welcome to join you inside the house, and they can go through the doggy-door, where they'll find a comfortable and pet-friendly environment.

> Standard check in 3pm. Standard Check out 10am. During December, January and other peak times check in 4pm and check out 10am. Charges apply for unauthorised late check outs.
> The property must not be used by more than the number of persons shown on the booking confirmation either to visit or stay without written approval.
> Excessive noise, parties or functions are NOT permitted. Guests must not engage in anti-social behaviour or create offensive noise at any time of the day. Noise audible outside the property is prohibited between 10pm and 8am. We do not accept bookings for bucks nights, hens nights or similar. Penalties apply for noise complaints or anti-social behaviour requiring attendance by our Security Patrol.
> All properties are strictly NON-SMOKING.
> On departure, premises MUST be left in a clean and tidy condition. Failure to do so may incur excess cleaning charges. A cleaning fee will be charged for unclean BBQ’s and tipping fees for excess rubbish.
> Dogs are allowed inside, but not on the furniture or bedrooms.
> Please prevent your dogs from chasing the wildlife

About This Listing
McFarlane Street in Robe is a modern, light, and airy property suitable for 4 people and 2 dogs.
There are two rooms, one with a queen bed and the 2nd with two singles that can join to make a double bed. Enjoy a fully equipped kitchen, dishwasher, microwave, and full oven. WiFi is included and reverse cycle air-conditioning.
It is perfectly situated within walking distance (approx 1km) to supermarkets, cafes and pubs, and also Hooper Beach and Town beach. West Beach is also nearby and is an off-lead beach for dogs all year round.
The front verandah is a lovely spot to enjoy a book on a sunny afternoon and there are berries to pick just outside the front door. The main bedroom opens onto the verandah to welcome a cool breeze through the house on a warm day.
There is an undercover car park with a long driveway suitable for boats or trailers.
The house is set on a good-sized private block with the deck, mature fruit trees, a lawn area and is fully enclosed for your dogs to explore.

COVID-19 CANCELLATION TERMS
In the event of a government-mandated lockdown that restricts your ability to travel, we will:
> offer a full booking credit will be applied for the same property, OR
> offer a full refund
Please understand how your booking and payment could be affected should this occur.
BOND POLICY
There is a $200 bond associated with each reservation. This is deducted 48 hours prior to arrival and held for the duration of your stay.
Reasons bond may with withheld are:
> damage to the property, both interior and exterior that result in a direct cost to the owner
> excess cleaning above and beyond the usual that results in a direct cleaning cost to the owner
> Cancellations within 60 days of the stay are NON-REFUNDABLE.
> Bookings cancelled at least 60 days prior to arrival date are refundable less –
> Cancellation fee of $175.00.
> Transferring of dates for the same Property is also an option, and the tariff may vary depending on seasonal dates. Transfers may attract a $70.00 transfer fee.
